Hit A Limit With The Banks

When I first got started investing in real estate, I invested a small amount of cash in my first property (the only one I ever did).

And then as the Ottawa real estate market went up, I leveraged the equity to buy more and more property.


After awhile, I hit a limit with the banks — I couldn’t borrow any more.

They would only lend me up to a certain amount, a limit they called “Loan To Value”.

It basically meant they required me to have a certain amount of money invested in the property.

For example:

  • For one property worth $200,000, they would only lend 75% of the value or $150,000
  • The remaining 25% equity, or $50,000, was ‘dead’ — I couldn’t access it

I wanted to leverage my money even more, but I didn’t know how.


I investigated using private money through mortgage brokers, but they still required I fill out applications, get my credit checked, etc.

I also checked out hard money lenders, but they had strict loan requirements and they were crazy expensive!


Discovered A Secret Technique

That’s when I discovered a virtually 'secret' technique used in the commercial real estate world.

It had been around for years and it was 100% endorsed by CRA, but virtually nobody in the residential real estate world knew about it.

I found out I could actually use other people’s RRSPs (their registered retirement accounts) to finance my properties.

And I could do it PAST the loan limits the banks were imposing.


Not only that, but I also found that I did not have to fill out an application, qualify based on my income, and I didn’t even require a credit check!

The best part was that the fees involved were very low.

And the interest rates and other mortgage terms were negotiated directly between myself and the person lending the money — there was no middleman.


Increased Cash Flow, and
Recovered Down Payments

Basically I was finding my own private mortgage lenders.

But instead of having to find someone with large amounts of cash sitting in their bank account (not very common)...

I could use the funds in someone's government registered accounts, including:

  • RRSPs
  • LIRAs
  • RRIFs
  • RESPs
  • TFSAs, and
  • even RDSPs!

This was MUCH easier to find!

And the amazing thing was that all their existing RRSP money (or LIRA, TFSA, etc.), and all interest they earned, stayed tax-sheltered within their retirement account.


I was so excited about this discovery, that I spent months learning how these "RRSP Mortgages" worked, including:

  • How to setup them up
  • How to use them in a variety of ways, and
  • How to find investors interested in loaning me their RRSP money

I even invested my own RRSP money with another investor, just to learn what it would be like from the lender’s point of view.


While doing all this research, I also figured out cool techniques that would allow me to...

  • Boost my monthly cashflow
  • Recover my down payment funds, and
  • Even finance 100% of the purchase price of a property
